         Repair and Maintenance

Preventive Maintenance: Where your property is maintained to prevent premature deficiencies from occurring. Recent studies have shown that Preventive Maintenance is effective in preventing age related failures.

Corrective Maintenance: Where your property is maintained after break down. 

With the same attention to detail and quality as our larger project crews, BTC Inc. has a fantastic group of professionals completing the smaller and typically higher prioritized repair and maintenance work orders. We pride ourselves on completing 95% of our work order projects within a two week start to finish time frame. We never substitute quality for completion time, if the project is going to go longer then anticipated, you are informed as early as possible and you receive an up-dated bar-chart schedule. (Yes, we even give you a schedule for the work-order projects)

  High / Mid Rise Building Facilities and Maintenance

BTC Inc. Facilities Engineers are responsible for site building and equipment maintenance and repair, in addition to contractor supervision. This position typically entails 60% hands-on mechanical work, troubleshooting, installations, and repairs with 40% administrative work. Mechanical Systems, Fire Systems and General Maintenance Plan, schedule, and execute assigned maintenance and repair tasks on time and while minimizing cost.

Assigned tasks can be heavily focused in HVAC but should also include plumbing; carpentry; building management systems, and electrical. Monitor fire alarm systems and aid with fire alarm testing. Responsible for implementing and maintaining the effectiveness of the quality control system. Maintain site to meet high company standards for organization, orderliness, cleanliness, and aesthetics. Proactively coordinates all day-to-day facilities operations, working stand alone or directly with on-site administrative support and/or Facility Manager. Responsible for general maintenance and minor repairs to HVAC system, electrical,  and plumbing systems and equipment. Serve as liaison for any building maintenance needs. Coordinate maintenance efforts with Management Company representatives to ensure Management Company and Homeowners responsibilities are taken care of timely and properly.

Infrared Thermal Imaging

With this technology, BTC Inc. is able to offer a non-destructive testing method of your property. Our imaging can be used to locate and confirm water intrusion and leaks without the invasive destruction of interior and/or exterior finishes. It can be used to detect areas of mold for abatement purposes.
